We film and photograph listings for agents, brokerages, builders and architects throughout the DMV and Delaware. The same crew that shoots architecture and brand work, pointed at your property.

/Why it matters
By the time someone walks through the door they have already decided whether they like the place. That decision gets made on a portal listing, on a screen, in about four seconds.
Photographs show you rooms. Video shows you how the rooms connect, how big they really are, and what the light does as you move through. On an unusual floor plan that difference decides whether a buyer books a visit.
Sellers look at how you marketed the last house. Consistent, well-shot listings are an argument you can put in front of the next person deciding who gets the instruction.
/What we shoot
Book the pieces you want. Most listings take stills and a film; the rest depends on the house.

Interiors, exteriors and detail shots, exposure-blended so the windows hold their view and the rooms keep their colour.
Exteriors from above, lot lines, and the approach to the house. We fly Part 107 licensed, which matters in this region — much of central DC sits inside restricted airspace and needs prior authorisation.
Shot in the half hour after sunset, when the interior lights read warm against a blue sky. Usually the frame an agent picks for the MLS thumbnail.

/How it works
Address, rough square footage, what you want shot and when it needs to go live. We come back with a price and a time.
We arrive when we said we would. Most houses take two to three hours; larger estates run longer. You do not need to be there, though you are welcome to be. The seller gets a prep note ahead of the visit.
Graded, sized for MLS and for print, with vertical cuts of the video for social. We confirm the delivery date when we schedule the shoot.
/Where we shoot
Listing films and architectural photography across Northern Virginia and the Commonwealth — from McLean and Great Falls estates to Arlington and Alexandria townhomes.
Real estate video and photography throughout Montgomery County and the Maryland suburbs — Bethesda, Chevy Chase and Potomac luxury listings through to Annapolis waterfront.
Property videos, architectural photography and brand work across the District — historic Georgetown rowhouses, Kalorama residences and Navy Yard new-build.
Coastal and residential property photography and video throughout the First State, including Rehoboth and Lewes beach listings.
/Pricing
Honest answer: it depends on the house. Square footage, how far out it is, and which pieces you want all move the number. A city condo and an estate on acreage are not the same day of work, and pricing them the same would mean overcharging one of you.
Send the address and the date it needs to go live. We will come back with a fixed price for that specific listing, usually the same day.
Working on several listings a month? Ask about a standing rate.

/Questions
It depends on the size of the house, how far out it is, and which of the services you want. A two-bedroom condo in Arlington and a twelve-thousand square foot estate in Great Falls are different days of work. Send us the address and the list date and we will price it properly rather than quote you a number that turns out to be wrong.
Most shoots are booked about a week out. We hold a few slots each week for listings that come up at short notice, so call if your timeline is tighter than that — we can often make it work.
Turnaround depends on the size of the shoot and what you have booked. We confirm the delivery date when we schedule, and we hold to it. If you are working to a hard list date, tell us and we will build the schedule around it.
Yes, most of them are. We will send a short prep note ahead of the shoot covering what to clear and what to leave. We move small things on the day, but we are not a staging crew, so anything major needs sorting before we arrive.
Usually. We fly Part 107 licensed and file for LAANC authorisation where the airspace is controlled, which covers a lot of the DC side. There are places we cannot fly at all, most of central DC among them, and we will tell you before the shoot rather than on the day.
Washington D.C., Maryland, Virginia and Delaware. Most of our work is in Northern Virginia and Montgomery County, and we travel for the rest.
Every booking includes a licence to market that property — MLS, portals, social, print, for as long as the listing runs. Townsend Visuals keeps the copyright and the right to show the work in our own portfolio. If you need a full buyout and outright ownership of the files, we can quote that separately.
No. Plenty of listings only need stills. Booking the video, aerial and twilight on the same visit does mean one appointment for the seller instead of three.
